Home Inspections are worth the money

Buying a home is exciting, but let's be real, it can also be stressful. You want to find the perfect place, avoid hidden pitfalls, and secure a good deal. That's where a home inspection comes in – it's your secret weapon for navigating the process with confidence.

Sure, there's an upfront cost and it might take some extra time, but trust me, it's a tiny investment compared to the peace of mind and potential savings you get. Think of it like insurance for your biggest purchase ever!

Now, let's address the concerns head-on:

What if the inspection reveals a deal-breaker?

Good news! It's better to know upfront than after closing. A major issue could impact your financing or reveal underlying problems that could drain your wallet later. Knowing about them empowers you to walk away gracefully or negotiate repairs that fit your budget.

What if it's just minor stuff?

What will it Cost?

Inspections will vary in cost depending on the size of the home and the scope of the inspection.   A smaller home on public utilities will cost $400-500 with pricing to increase as the size of the home increases.  A home with a private well and/or septic system will add several hundred dollars because of the components involved in the inspection.  Other items that can add to the cost are Radon, Lead Paint, Mold, Pest, or a Survey.  Yes, the price can be steep.  But $400-1,000 is a small price to pay to avoid issues that could cost you tens of thousands!

It's a great opportunity to learn about your potential home's systems and ask questions directly.  You don't need to spend all 3-4 hours with the inspector, but set aside an hour of your day to meet with the inspector as he's finishing so you can see his findings first-hand.
